This is an honest little book, outlining and providing you with information that the trade shows and REI trainers don't tell you. The only concern that I have is that profitable properties under the scenario described in this book are not that common to find, and if they are, the lots alone go for 200 to 300k or more. You probably need not look in most average subdivisions as the potential price appreciation could not support the model. I suspect that you will have to find a careful set of circumstances like he has in the California market where the profit potential is large. Having said that, I currently hold title to 10 properties and have done remodelling on others that I later sold. But I believe that the information contained in this book will allow me to "step it up a notch" to the next level of profitability. At worst, it is another arrow in your investing quiver.

How to Acquire $1-million in Income Real Estate in One Year Using Borrowed Money in Your Free Time Review

How to Acquire $1-million in Income Real Estate in One Year Using Borrowed Money in Your Free Time

I completely disagree with the previous reviewer. I believe that Hicks offers much to the beginning real estate investor. If the writer of the previous review does not believe that it is possible to get into real estate investing with little money of your own he is very mistaken. And I just read in one of another of Hick's books today about the value of starting slowly.
The phrase OPM (other people's money) has been valid since Robert Allen starting tossing it around and it is still valid.
Tyler Hicks is an interesting fellow. He is an engineer as well as an investor, and a prolific author in many fields. He graduated from Cooper's Union in New York City, a school that you cannot buy your way into. Yes, he does like to sell his newsletter, but big deal, it is a helpful resource and much cheaper than many of the bootcamps the "guru's" offer. I have actually spoken to him on the phone, he offers his live phone number to the readers of his books. By the way, the writer of the previous review has his own products to sell. That is okay, but he should not defame others on his way to success.

This book gives a great description of the procedural nuts and bolts of purchasing tax certificates, with a lot of emphasis on my own home state of Florida. Unfortunately I learned this week from attending a local auction that it is extremely difficult for the average investor to compete with the institutions in actually purchasing certificates, much less in obtaining anything greater than the absolute minimum available rate of return.
After reading this book, I attended the first day of my own county's auction with high hopes. Unfortunately I found that there were approximately 125 or so other persons attending it. In our State the maximum rate of interest is 18% and bids can go all the way down to 0.25%, with the statute providing that when redeemed, the purchaser is still paid at the rate of 5%. At our auction whenever a certificate was offered, at least half of the people present would immediately raise their buyer cards and shout out their willingness to accept the absolute minimum rate of 0.25%. Frankly I did not know how the auctioneer could legitimately determine which of the 50 or so people had actually bid first, but I did see that many of the certificates seemed to have been awarded to those sitting in the seats closest to the auctioneer.
After returning home in total disgust, I decided to review the day's results online. I discovered that in only the first hour, approximately 100 different buyers had been awarded certificates. One might assume that there had been a fair distribution of the available certificates among everyone who had been present. However, when reviewing the mailing addresses of these 100 different buyers, I discovered that about 70 of them shared only six or seven different mailing addresses. Each of the entities sharing those six or seven addresses had sent up to 15 individuals to bid on their behalf. You do the math and you can see that one lone individual has very little chance of even getting a certificate under such a scenario, not to mention ever getting a higher rate of return than the bare minimum. The proceeding that I attended hardly justified being called an "auction" and it certainly didn't seem fair.

An investment alternative that gives fixed returns of 10 to 25 percent. Profit by Investing in Real Estate Tax Liens introduces an investment alternative that is safe, secured by real estate, administered by the government, involves no brokers, is enforced by state law, and gives fixed returns. Selling tax liens or tax deeds (depending on the state) are the two ways that counties across the country bring delinquent property taxes up-to-date.This investment is one of the least publicized and safest ways of investing in real estate, designed to give the investor either a fixed return, as in the case of investing in tax liens, or a property for 10 to 50 cents on the dollar, as in the case of a tax deed sale.In most situations, the property is ultimately transferred free of any liens, such as mortgages. Profit by Investing in Real Estate Tax Liens also debunks the common myth that tax delinquent properties are run-down and shows that liens exist on every type of property.Author Larry Loftis, an attorney and active investor, has purchased liens on properties owned by Julius "Dr. J" Erving, Hector "Macho" Camacho (world champion boxer), Chase Manhattan Bank, LaSalle National Bank, and even a building whose major tenant was the local sheriff's department! In this authoritative guide, Loftis helps investors avoid the pitfalls while answering all the key questions they need to consider: * What's the difference between investing in tax liensand tax deeds? * How does an investor go about bidding at tax sales? And what is the process? * What are the different requirements in each state? * Where are the greatest risks in this kind of realestate investing? For investors eager to get started, Loftis's action plan provides details on the next steps to take, while real-life examples in every chapter bring the concepts down to earth.

This book is good for those who have very limited experience in managing rental properties. It's main focus seemed to be on managing time and for those of you who don't know the secret I will let you in on it. Excellent Tenants = Minimal Time. It's finding and keeping the excellent tenants that require some time. This book goes into detail about how to do just that. If you are a struggling landlord or a complete newbie than this book is for you.
However, if you have some experience in this area, or are an effective manager outside of rental properties you will probably be an effective rental manager. Other things to consider is that Mr. Perry seems to specialize in very low cost rentals so much of his ideas are drawn towards those crowds. For Example
Getting Tenants the book says advertising the local newspaper is the best, it does work but for higher cost rentals I average about 70% of new tenants from the internet.
Dishwashers and Garbage Dispoals - you might be able to get away without them in cheap units, but try renting a unit at 1500 a month without them - it just wouldn't work.
Wainscot - Again nice idea for those low income units, but most people look at wainscot as that cheap stuff you had on your vacation home when you grew up.
Electric Water Heaters - Keep gas if you have it already, electric heaters are always more problems and will cost more in the long run - gas is always easier and better. BTW, if you go to a plumbing wholesale warehouse (usually open only to licensed plumbers) the gas units are cheaper than electric.
When buying a home Mr. Perry seems to think that plumbing problems are easily fixed. Caveat Emptor - A person who bought a house that I passed on due to plumbing problems just spent $22,000 in getting it re-plumbed. From my experience I walk away from any house that 1) has foundation problems 2) has flooded recently 3) has major plumbing problems. I am highly suspicious of any house that has 1) Roof Problems 2) Electrical problems.
Things not mentioned that might help you out.
Automatic Rent Payments - I have about 50% of my tenants on automatic rent payments. It's easy to set up (talk to your bank) and you get your money every month on the same day.
If you have more than 5 units I strongly urge you to look into incorporating. It limits you liability and there are positive tax reasons to do so. This book barley mentions corporations and in a slightly negative way too.
If you buy in the right area and market your unit accordingly it is very easy to get some long term leases written up. I have approximately 70% of my tenants on 3 year or longer lease agreements.
While mentioned I have had a great deal of success with Townhomes and Condos - just be aware that this is very AREA sensitive. The plus side to these is that you can be a truly hands off landlord. Write your rental agreements that the tenants agree to take care of all repairs inside including AC/Heat. The associations take care of everything outside and all you do is collect the rent. True your returns are not as high, but it is the simplest form of rental management that I know of. Also, if the townhome/condo is slightly upper scale you will find that your vacancy rates drop considerably. The shortest tenant I have ever had in a townhome/condo was 1 year with my average being around 6 years.
Anyhow, This book is good for the beginners, that is why I gave it 4 stars.

I bought Tax Lien books written by Larry Loftis, Jamaine Burrell and Don Sausa and read them in the order listed. All are excellent books. I recommend that you buy all 3 books if you are serious about understanding tax lien investing. I have posted reviews in a "bundled" fashion under all 3 books. You can buy all 3 books on amazon for 449.
Loftis consists of 3 parts and 2 appendices. Part one talks about tax liens, part two about tax deeds, part three about the list of states. He discusses procedures of purchasing tax certificates, strategies for investing through liens/deeds, how to compete effectively against the so-called "institutional" investors. He shows the reader how to calculate the yield under different scenarios.
Burrell's book is very detailed, matter of fact approach. All the benefits and pitfalls are covered. There are 11 chapters that discusses in detail liens, deeds, tax sale procedures, delinquent properties, bidding, income and growth, how to obtain financing, legal issues such as setting up LLCs or PCs, foreclosures, various state laws etc.
Don Sausa has takes a complex subject and simplifies it. After reading the first two books, reading Sausa's book is a breeze. It suggests a chapter a day but I think you can probably read through this entire book in about 3 hours. If goes step by step.
Investing in tax liens requires, time, patience and money. One cannot do this "on the side" but it can certainly be a full time job and I can see the potential rewards.

Cash in a Flash: Real Money in No Time Review

Cash in a Flash: Real Money in No Time
Average Reviews:

Cash in a Flash combines mind training with financial planning. The result is an interesting audiobook that helps you overcome mental obstacles to achieving financial success. The first part of the book helps listeners identify negative, mental "voices". Through clever exercises that work well in the audio format, listeners practice manipulating their mental voice . I believe the audiobook version is actually better than print for many of these exercises. Author and narrator Mark Hansen (of Chicken Soup for the Soul fame) is an experienced cheerleader and guide. His enthusiasm will encourage people most in need of mind conditioning. His vocal performance is both animated and supportive, a perfect match for his role as coach.
I was impressed that this book first addresses mental obstacles to financial success. I believe those new to mind training will find the book's approach welcoming and easy to understand and access. The authors then tackle how to accumulate wealth using their knowledge and experience. This is a complete audiobook package for anyone looking to improve their financial situation. Anyone can follow this approach with success.

The Part-Time Real Estate Investor: How to Generate Huge Profits While Keeping Your Day Job Review

The Part-Time Real Estate Investor: How to Generate Huge Profits While Keeping Your Day Job
Average Reviews:

(More customer reviews)
I've read and reviewed a number of "how to make millions investing in real estate" type of books, and I didn't think I'd ever need to read another one, since they are mostly the same (in varying degrees of quality). However, I was attracted to the Part-Time Real Estate Investor precisely because of the humility of its title -- it seeks to help real people achieve real income from real estate while keeping their feet planted solidly on the ground. Since I know the realities of the current real-estate market precludes the possibility of doing it full time (at least from my starting position), I decided to take a gamble on this book, and I wasn't disappointed.
As with any "how-to" real-estate investment book, the Part-Time Real Estate Investor covers a lot of ground, and thus is skimpy on the details in some areas. Fortunately though, this book focuses on some areas that are ignored by the pie-in-the-sky type of investment books. For example, it spends ample time on subjects like "Buying Your First Home," buying a home with bad credit, "Land Contract and Lease Purchases," etc. The bad credit chapter was particularly informative, I thought, as it examines whether or not you should buy a home with below-average credit, given the higher interest rates you'll incur. Most books are simply rah-rah for homebuying (and selling), but this one is more sensitive to individual's situations.
There is no ONE book that will tell you everything you need to know about being a real-estate investor, but this one is a good place to start, particularly for people with realistic and modest goals. Others, like those from the Rich Dad series or by author William Bronchick, are also helpful, especially from a psychological perspective. But this book contains some of the best pure information of any I've read. I would advise others in my shoes to grab this book as well as two others I recently reviewed, Inspect Before You Buy (by Charlie Rose) and Your Real Estate Closing Explained Simply (by Michelle Blain), which go into those two areas in greater depth than this book is able to. No ONE book will teach you all you need to know, but these three books as a set come pretty close!

Building Wealth One House at a Time: Making it Big on Little Deals Review

Building Wealth One House at a Time: Making it Big on Little Deals
Average Reviews:

(More customer reviews)
This is a fascinating book, with plenty of good advice for investing in rental properties and learning to live off the income produced by your investments. Schaub talks about finding deals, negotiating for better terms, using agents, managing your properties, and protecting your key assets. The paragraphs below briefly discuss three of his key points.
Schaub's chapter on learning how to work yourself out of your day job hit home with me. Isn't this a goal we all share? Schaub's plan is easy to understand, but not necessarily easy to follow. In my action plans, I first wanted to be able to pay my electric bill with income that had spun off my investments. After reaching that goal, I wanted to pay my phone bill, car insurance, etc. I kept working to build investment income sufficient to pay my bills. Eventually, I reached a point where my investment income has almost equaled my work income. I'm using the bulk of my work income to make investments. Schaub suggests using your investment income to replace your need to work. I suggest you keep working, and use you work income to make bigger investments.
Schaub's entire thesis rests on the concept of buying quality properties that you manage and control, and striving to pay them off within a ten-year period. When you approach retirement, theoretically you will have the income of these properties flowing into your bank account. This is a great idea, and certainly doable; however, maintenance, tax, and insurance expenses will never go away. So don't forget that maintenance alone may eat up to 40% of your gross income. Insurance and taxes will eat another 10-20%.
Schaub talks about owning property out of town, and this is important info for all investors. Your main concern is control. I learned my lesson the hard way here. I owned a home free and clear in a different state. However, my property manager seen to it that every month I had a significant maintenance costs, such as $325 for removal of used stove. $459 for removal of tree roots from pipes under house. Month after month I put up with these outrageous costs, that I would have handled for pennies if the home was within a hour's drive of my home.
Schaub suggests you Focus on making small deals that you can understand and control. For example, a small investor can earn sufficient returns from several single-family homes in good neighborhoods, without having to negotiate for malls and apartment complexes, or get over your head in partnerships and complex land development deals.
You may also want to read "Think and Grow Rich" by Napoleon Hill and "The 17 Principles of Creating Wealth" by Phillip Collinsworth.

I ran across this book in the early sixties, when one million was in the title, not five million. I used this book to make several million dollars for myself, and taught two friends to use the book, and they also made substantial money. It isn't magic: it simply shows you how real estate wealth is made, and shows you step by step how to do it for yourself. A young friend has just asked me to show him how to do it , and I went to Amazon to see if the book was still available, so that I could steer him to it. That's why I'm here. I am now, at age 62, a real estate developer, and the same rules still apply. The book is simple, basic, and absolutely true. By a strange cooincidence, I knew the appraiser hired by Simon & Shuster to verify that Nickerson had made five million. The appraiser told me that he believed Nickerson had understated his wealth!

T J LUCIER has more honest, realistic, detailed information in each of his real estate books, than any author I have found. He is a journeyman carpenter and former marine, who is dedicated to integrity. He has thoroughly educated himself in each aspect of realty, before he writes. He is a property owner and investor first, not a charlatan, or scam artist. Details he teaches you in his books, about law, construction, inspection, negotiation, buying, and selling, are explained so that you learn, and protect yourself from risks. - Lucier focuses on investing, not gambling. - He teaches you to profit from good investing, not from hoping that inflation will save you.
He is accessible: He answers his own phone, and his emails.
LEIGH ROBINSON's Book: LANDLORDING, and JOHN T. REED's writings (johntreed dot com) are the other two high integrity sources you should pursue, if you want this quality.
My background includes Former: IRS Field Agent, CPA, Certified Financial Planner, and Real Estate Broker. So, I have some frame of reference from which to judge this material.

What a unique and useful book this one is! First, I will state that I have dabbled in this sort of thing, i.e. fixing up old houses for resale, for a number of years now. To be honest, had I had access to this particular book twenty years ago, I would have been able to avoid a lot of mistakes and a lot of grief. Some of what this book addresses I have learned over the years through trial and error and simple luck. Mr. Sprouse has been able to articulate what I have known, but was unable to say for myself. I must say that the author was able to point out much that I have missed or was unaware of. Reading this work was a very pleasant learning experience for me. This is a very useful book for anyone wishing to purchase old homes, fix them up, and either rent or sell them. This is a wonderful resource!
The book is actually rather funny, or I should say amusing. The author has a quick wit and it shows through his writing. The book, even though dealing primarily with physical things, is so much more. The author has given us a good dose of old fashion common sense, philosophy, and very sound advice. He has done this in a way that fits perfectly with the subject his is addressing. Attitude in any endeavor is extremely important and the author quite well makes this point.
Now take note. This book is not one of those flashing works similar to some of the late night T.V. infomercials, which promise instant wealth (picture of a dorky looking guy with gold chains driving a new Hummer that is setting in front of his multimillion dollar home telling you that he just made a zillion or so dollars with nothing down, no credit and no work, and did it all in just six weeks...just sent him $19.95 and he will tell you how he did it). The author plainly states (and I know his advice here to be a fact), that this sort of endeavor takes work, lots of work, and to make money at it, takes time. Simply put, "there are no free lunches." So, if you are looking for a get rich fast scheme, then look else where. The author is not in any way into trying to sell one of those silly pyramid deals that, in truth, simply never work.
What this work does give you is ideas and an outline, that through hard work, common sense, and a bit of luck, you can do quite well for yourself and have a bit of fun while you do it. The author is quick to point out the down side of every aspect of this business and points out ways, if there are any, to avoid them. On the other hand, the author does a wonderful job of pointing out the positive. He not only emphasizes the financial aspects, but does a very nice job of drawing attention to the many side benefits involved, and there are many of these! I like the way that the author directs your attention to the fact that a job well done is a wonderful feeling. The author has listed given us a great list of other books and resources to turn to which I find most helpful. Actually, his list of places to go for information is almost worth the price of the book alone.
NOTE: Even though this work deals with the fixing up of older homes, the principles set fourth in this work will work for just about any business a person would want to set up or start. There is wonderful, good and sound advice in this book. Even if you are not into the fixing up of old places, it is well worth the read. I would certainly hope this author expands into other areas. His ideas and general outlook on life are/is quite a bit better than those of many of the ones touted by the so called "experts." Recommend this one highly!

I've reviewed three Nolo books now and all three have done a wonderful job of translating complicated legal mumbo-jumbo into readable material regular folks can understand. They may not replace the advice of a lawyer in my opinion, but perhaps I'm just a wimp. I was a little apprehensive of a book publisher of this caliber teaming up with USA Today as I consider their newspaper the sort of thing people read when they don't want to learn anything. Still, in a strange way, the combination works rather well. Nolo provides the information and the pages are sprinkled with interesting factoids or Snapshot Pictures to keep the material from getting too dry and putting you to sleep. It makes the entire book reader-friendly while still providing a valuable source of info.
Here are the different chapters:
1. Is Owning Rental Property for You?
2. Landlording with Family or Friends
3. Preparing and Marketing Your Rental Property
4. Screening and Choosing Good Tenants
5. Preparing a Lease and Getting the Tenant Moved In
6. Manage Your Rental Income to Maximize Tax Deductions
7. Keeping Things Shipshape: Repairs and Maintenance
8. Landlord Liability for Injuries, Crimes, and More
9. Dealing with Difficult Tenants
10. Hiring a Property Manager
11. Exiting the Rental Property Business
Each chapter has subchapters with specific topics that are easily referenced via the table of contents if you are searching for something specific.
Like other Nolo books, First-Time Landlord provides a step-by-step guide to the process of purchasing an investment property from start to finish. UNLIKE other Nolo books, First-Time Landlord does not provide a reference guide containing the various laws in the 50 different states that will impact you. Instead, you will frequently get phrases like, "check state law", that tend to get annoying. Even worse, they often don't provide suggestions as to which state department or authority we should talk to. Those blue pages in the phone book get larger every year and it's difficult to play the runaround game with state workers when we don't know where to begin. It's a significant omission and I hope it's updated in future editions, but it's my only gripe. Otherwise, any potential landlord will want to read this book first and I'm still giving them five stars for the info and layout. Nice job, Nolo.

I've been a Note Broker/Cash Flow Specialist for 4 years now and I refer all of my trainees to this book. It's very detailed in defining the main debt instruments that dominate the industry and pointing you in the right direction of who to network with in order to generate business.
The one thing I disagree with is that the author claims you'll succeed part-time. Like any other profession, this one requires a lot of time and effort. And anyone who has experience brokering anything knows that good brokers make dozens, if not hundreds, of calls per day. If you like speaking over the phone and have the time, then this business will easily add a good $20-$40K to your annual income, possibly more.
